We find qualified tenants and work to maintain high tenant satisfaction.  Our broad professional advertising generates hundreds of calls from prospective tenants, we market and show the property, and provide full criminal, credit and background screening to be sure your tenants are the most qualified and responsible.  Our lease adherence rates are among the highest in the industry.

We know the market. The rental market changes constantly.  Which employers are hiring, what amenities are in demand, how a property compares to similar available units nearby, and local economic trends- all influence where tenants want to live and what the market rental levels are at any given time.  Because we are out in the field and talking with employers, industry professionals and tenants every day, we can develop the best strategy for positioning and renting your property successfully.

Marketing

 

 

 

We work full time in the rental market, and provide you with a clear understanding of market rates, competitive properties, and rental opportunities.  How well do we do?  Our average days on market for vacant units is just 22 days

  • Determine the optimal market rent level to attract qualified tenants and minimize vacancy.

    Monitor local market influences to recommend rent level changes when appropriate
  • Make recommendations to increase marketability
  • Show the property to prospective tenants and work with them through the application and leasing process.
    (Prior to showings, prospective tenants are pre-qualified over the telephone based on the restrictions of the property, such as per policy, smoking policy, and other lease terms).

 

Advertising
R.D. House employs a broad approach to advertising in order to reach interested tenants wherever they may look for rentals.  Our property campaigns include:

·         Professional online property advertising on more than 25 popular rental and social media sites

·         Listings featured prominently on our website, reached by hundreds of visitors through Google, Bing, Bing Mobile, Yahoo and other popular search engines

·         Featured on our Facebook and Twitter sites

·         Video tours posted with our online ads for a property as well as our YouTube channel

·         Physical signage at the property

 

Leasing

·         R.D. House screens all tenants for credit and criminal history, was well as verification of landlord and employment references.   

·         Negotiate and execute leases

·         Administer lease renewals

·         Manage tenant turnovers, ensuring your property is properly turned back and that it is available on market as quickly as possible.

Property maintenance

Being proactive, being responsive, and using qualified vendors is the basis of our maintenance program.  This minimizes costs to the owner while ensuring high tenant satisfaction.

 

Property Inspections

·         Interior inspections are made within the first six months of each new tenancy, with additional inspections as needed or appropriate. 

·         Exterior drive-by observations are done regularly. 

 

Maintenance

·         We provide an online maintenance request service for tenants to report routine issues, as well as a 24x7 emergency hotline for critical issues. 

·         Maintenance requirements are communicated with the owner as best appropriate, where practical or legal timeframes permit.

Vendor management

·         R.D. House hires, oversees and approves all work orders, using independent contractors or vendors who are licensed, bonded and insured.

·         We have an excellent relationship with our vendors, which means faster response and preferred pricing when available.

·         We don’t charge any surcharge whatsoever on maintenance invoices; owners pay only the direct costs of materials, labor, tax or other vendor invoiced costs.

 

Funds management

Collect and deposit rents

·         R.D. House sets a rent due date of the 1st of each month, and a late fee of $75.00 if not received by the 3rd of each month, which is a tighter collection period than many companies maintain.

·         Collect, deposit and disburse tenant security deposit funds. In accordance with Washington State trust law, a refundable security deposit of up to one months rent is collected and held in a trust account. 

·         Any Last Months Rent deposits collected from tenants are also deposited and held in trust.

 

Vendor and property related payments

·         Any payments related to the rental property, including repair and maintenance vendors, insurance, utility billings, homeowner’s dues, or others, are made from rental funds received, and in accordance with the owner’s requirements for these.

 
Owner Statements and deposits

·         We provide a monthly financial statement and cash flow disbursement based upon income received and expenses incurred using our eStatement service, which includes direct deposit of your funds and email copy of your statements each month.

·         Annual 1099 tax statements generated in January each year.



Keeping you informed
Managing your property effectively means providing you the information when and where you  want it.

  • Accounting work for new leases, property maintenance, lease renewals, tenant turnovers and monthly rental management accurately prepared and completed. 

  • Using our eStatements service, we are able to provide your monthly statement to you in email, and your funds deposited electronically, within 3 business days of monthly processing.

  • Every repair or vendor invoice paid from operating funds is provided to you in .pdf format with your monthly statement.
